Concrete Tanks
Heavy, rigid shells that need lifting equipment and a properly prepared base. Watch for deteriorated covers, wall damage and leaking seams. Concrete’s weight does not eliminate uplift risk when a tank is emptied in high groundwater.
Septic installation and replacement in Tallahassee start with the property, sewer availability and the required treatment. A three-bedroom home around 2,000 square feet illustrates 300 gallons per day of design flow and 900 gallons of minimum effective tank storage. The approved design may require different or additional equipment.
Florida DEP directly handles septic permits in Leon County. We explain the tank, treatment and drain field as one system. Homes in mapped Wakulla protection areas can have extra nitrogen-reduction requirements, so the exact address matters before equipment is selected.
Homes.com reports a 1,987-square-foot average single-family home in Tallahassee. A three-bedroom home around 2,000 square feet illustrates the 300-gallon-per-day category below. This does not measure the average installed tank. Housing source, reviewed October 28, 2026.
Residential tank sizes you may encounter range from roughly 900 to 1,500 gallons, with larger tanks or multiple units for higher-demand properties. A 1,000-gallon tank is a useful example for a smaller home, but it is not Florida’s universal two-bedroom requirement. Confirm the tank’s effective liquid capacity from its approval label and permit record.
| Home example | Design flow | Minimum effective tank capacity |
|---|---|---|
| 2 bedrooms, up to 1,200 sq ft | 200 gallons/day | 900 gallons |
| 3 bedrooms, 1,201–2,250 sq ft | 300 gallons/day | 900 gallons |
| 4 bedrooms, 2,251–3,300 sq ft | 400 gallons/day | 1,050 gallons |
These are minimum storage examples, not final designs. A home with more floor area than its bedroom category allows can require a larger system. The higher resulting flow governs, and treatment equipment may require additional tanks. Tallahassee projects need parcel-specific sewer and nitrogen-reduction review, along with the applicable approvals.
Heavy, rigid shells that need lifting equipment and a properly prepared base. Watch for deteriorated covers, wall damage and leaking seams. Concrete’s weight does not eliminate uplift risk when a tank is emptied in high groundwater.
Lighter composite shells that resist rust and can be easier to position with limited access. Check fittings and the shell for damage. Support, backfill and any anchoring must follow the approved model’s instructions.
Molded plastic tanks that are also lightweight. Correct burial depth, backfill and groundwater provisions help prevent movement or deformation. A lightweight tank is not automatically suitable for every Tallahassee property.
Expected service life depends on the tank installed, conditions and care. The tank shell, drain field, pumps and controls may have different service lives. Review the selected manufacturer’s specifications and warranty.

Ask the utility about availability and any connection requirement. The City advises that a malfunctioning septic system within city limits must connect when sewer is available. Do not apply that guidance to every unincorporated Leon property. City sewer guidance.
Check sewer availability and whether the parcel is in the Wakulla Basin Management Action Plan area or a springs priority focus area. Nitrogen-reducing treatment requirements depend on the location, lot and permit category. New installation, modification and repair can follow different pathways; have DEP confirm the scope for the exact address. Current DEP requirement tables.
DEP asks for the application, site plan and building floor plan, plus the site evaluation and applicable fee. A qualified private evaluator's assessment must be completed and uploaded before applying when that route is chosen. Use DEP's online OSTDS portal or confirm mail instructions. Application guidance.
For a new-system application, use 4-6 business days only as an initial planning allowance after the application is complete. This is not a published Leon County average or an approval guarantee. Site evaluation, engineering, missing information, treatment review and the agency queue can add time. Design, installation and final inspection are separate parts of the project.
Florida Rule 62-6.015(5) directs the agency to make every effort to issue a system-repair permit within 2 working days after receiving the application. This is an effort target, not a guaranteed deadline or the turnaround for a new system. Confirm the permit category and current review schedule with DEP. Rule 62-6.015.
Bedrooms and building area determine residential design flow using the more demanding result. Tank storage, treatment equipment and field area are separate design decisions. A commercial property is sized for its approved business use rather than a household bedroom example.
Approved concrete, fiberglass and polyethylene tanks need the correct base, fittings, burial depth and backfill. A concrete shell is not automatically a conventional system; treatment performance depends on the complete design.
Leon County soils and drainage vary by parcel. Southern karst areas, clay-bearing soils elsewhere, seasonal groundwater and available space all affect evaluation. Do not assume that fast-draining sand guarantees adequate treatment or that every Tallahassee lot needs the same field.
Obtain the applicable approvals before regulated work and arrange the required installation inspections. Keep final records, equipment instructions and any operating-permit or service-contract requirements. Submitting a form or application does not authorize use of the system.

Florida DEP directly handles the Leon County onsite sewage program. County or City building and development approvals may also apply, but they are separate from the septic permit.
